Know your properties like the back of your hand
Buying a home is a huge investment, and people want to hire a real estate agent who has done their research. If you’re meeting clients at a house, come prepared with any research about the house, such as local comps, square footage, and any other disclosures listed about the property. Be sure to arrive early so that you can look around and present any unexpected positives and negatives you may notice about the house. If you arrive at the same time as your clients (or worse, later than them) without being prepared, you’ll lose their trust. They’ll decide that you don’t respect them as clients, and so they may not trust you with their large purchase.
Make every client feel like your first priority
Hopeful home owners will tell you that there’s nothing worse than putting in an offer on a house only to have your own agent go missing in action. Successful real estate agents understand the anxiety that often comes from searching for a home, and stay on top of communicating via text, email, and phone. If a client contacts you, respond right away. If you have no more information for them, simply let them know that you’ll reach out as soon as something changes. If banks and other agents aren’t responding to you, send your clients an email. Let them know you’re on top of the situation, but unfortunately don’t have any news. They’ll appreciate your dedication and communication.
Explain everything in great detail
Buying a home might be old news to you, but it may be the first time your clients have ever made such a large purchase. Even if this isn’t your client’s first home, they’ll still want you to explain each stage of the process, and everything you’re doing on their behalf. If you’re selling a house on behalf of your clients, don’t withhold any information. Let them know about every offer that comes in, and be precise with details about events such as open houses or messages shared on social media. If your clients are well-informed, they’ll feel more comfortable about the process.
Stay organized and on top of every client to-do list
Since communication – be it staying in contact or sharing detailed information – is one of the most important qualities a client is looking for; staying organized at all times is a must. Keep your calendar well-laid out. Be sure to schedule any appointments right away so not to overlap your clients. Make time for traveling between houses, so that you’re not late because of traffic. Since personal information, such as bank numbers and salary information, is often listed on house-buying paperwork, make sure to file it all correctly and follow all privacy laws. Another way to stay organized is to embrace new technologies. Carry a tablet with you to look up information when you’re on the road. A smartphone will keep your emails, calls, and texts available to you at all times.
